STOP SHOP Vrsac

The construction of four STOP SHOP retail parks – in Niš, Valjevo, Lazarevac, and Vršac – was entrusted to Konstruktor. The Vršac facility is located in the wider city center, next to the city lake, on the road toward the Serbian-Romanian border.

The Vršac complex is designed as a retail park with 20 separate units and a total rentable area of 8,250 m².
The building is ground-level, with an orthogonal L-shaped linear structure and a distinctly horizontal layout — ideal for this type of commercial use. Each unit is directly accessed via the front plaza, which includes a car parking area and well-planned pedestrian routes. The project also included the construction of a 24-meter-high advertising totem and a 100 m² children’s playground.

The structure is built using a prefabricated reinforced concrete skeletal system, with isolated foundations, columns, primary and secondary beams. The basic structural grid varies between 15.0×18.0 m, 17.0×18.0 m, and 18.0×18.0 m. The roof is layered, consisting of trapezoidal steel sheet, thermal insulation, and a waterproof membrane, designed to meet all energy efficiency and fire safety regulations.

Roof drainage is gravity-based, with horizontal outlets and PVC vertical downpipes connected to the city’s stormwater drainage system. In addition to constructing the main building, Konstruktor carried out external traffic infrastructure works covering about 15,787 m².

The traffic system is divided into two independent zones:
– the front plaza with internal roads and approximately 329 parking spaces (including 18 for people with disabilities and 7 family parking spots),
– pedestrian zones, a gathering and rest square, and a rear service road.

Surfaces are finished with asphalt, while some pedestrian areas are paved with concrete blocks (behaton).
Additionally, 12,639 m² of green space was landscaped.

Konstruktor served as the general contractor, responsible for the complete execution of all architectural and construction works, HVAC, plumbing, electrical installations, interior finishing works, and full landscaping, under a turnkey contract.
