Stop Shop Niš
The STOP SHOP Niš facility is the second retail park of this chain in Serbia, developed by the Austrian company IMMOFINANZ Group. It is located in the eastern part of Niš, in the Medijana district, at an attractive location — the intersection of Bulevar Medijana and Bulevar Svetog Cara Konstantina.
Konstruktor was engaged as the general contractor.
About the project
The STOP SHOP Niš complex was organized as a retail park with 34 separate units, totaling 13,597 m² of retail space. It was designed as a single-story, J-shaped building, with a horizontal layout well-suited for retail activities.
Each unit is accessed directly from the front plaza — a parking area for passenger vehicles, with clearly defined pedestrian routes.
The complex also includes the planned construction of a McDonald’s fast food restaurant as a separate architectural unit, as well as the installation of a 24-meter-high advertising totem.
The building’s structure was built using prefabricated reinforced concrete elements, following a skeletal structural system with isolated foundations, columns, main beams, and purlins, with a typical grid of 17.0 x 18.0 meters.
The roof consists of a layered system — trapezoidal steel sheet, thermal insulation, and a waterproof membrane, following current standards of energy efficiency and fire protection.
In addition to the building itself, Konstruktor executed roadwork and external landscaping over a surface area of approximately 19,500 m².
The traffic system is divided into two sections:
- The front plaza with internal roads, a parking area for approximately 300 vehicles, pedestrian zones, rest areas,
- and the rear delivery route.
All road surfaces were finished in asphalt.
As the general contractor, based on the turnkey model, Konstruktor was responsible for delivering all architectural and civil works, HVAC, plumbing, and electrical installations, interior finishing works, and complete external landscaping.
